Before you hire anybody, ask

• Ask who is responsible for drawings, structural calculations and planning or building approval.
• Ask how the price is staged, and what the payment schedule is tied to.
• Anything structural should be inspected in person, never priced from photographs.
• Ask to see their licence and insurance certificate, and check the names and dates.
